Two new entries in the Central Florida Tourism Oversight District public database point to something coming to Disney's BoardWalk Resort, though Disney hasn't said a word about either of them yet.
The projects are listed as "Project Amazon" and "Project Bubbles," and both are at locations that have been sitting empty for some time.
Project Amazon is listed at the former Big River Grille & Brewing Works, which closed at the end of January 2024. The space has been vacant ever since. Disney previously hinted at a new concept for the location, but nothing was ever announced.
Project Bubbles is listed at the former Promenade Fine Art Gallery, which closed in late October 2025.
Disney has made no announcement about either project.
Just steps from the Project Amazon site, Jellyrolls — the BoardWalk's long-running dueling piano bar — closed in April 2025 after nearly three decades at the resort. The space is currently being gutted. There's no word yet on what's planned for it, and it doesn't appear in the current filings under a project name.
That puts three vacant spaces in close proximity on the same stretch of the promenade.
Reading the Tea Leaves
Project names in CFTOD filings are often deliberately vague or misleading, so don't take them at face value. That said, they can offer clues.
"Project Bubbles" at a former retail space does invite some speculation:
- A bath and body retail concept would be a natural fit for a location that was previously a shop
- A champagne bar or lounge would also align with the name
As for Project Amazon, the former Big River Grille already has a full kitchen setup, which makes a food and beverage replacement the most logical outcome. What that looks like — a new restaurant, a bar, a lounge — remains unknown.
Disney's BoardWalk has seen a run of closures in recent years. Beyond Big River Grille, Jellyrolls, and the Promenade Fine Art Gallery. The west side of the promenade has felt noticeably thin on options as a result.
Two active permit filings, with names attached, and a third space already being gutted suggests something is in motion. We'll keep watching.
